Day 1 : Booking a unit

Pay 5% downpayment to secure the unit in exchange for the Option to Purchase (OTP)

Within 3 weeks (21 days) from delivery of Sale & Purchase agreement (S&P)

Delivery of S&P

Vendor will delivery the Sales & Purchase agreement to law firm or purchaser

Buyer will need to exercise (15% of purchase price for normal payment) the option within 3 weeks of S&P

Within 2 weeks (14 days) of exercise 

Stamp fee (BSD and ABSD)

Buyer will need to pay for the buyer stamp duty or ABSD (if applicable)

For purchase > 1million, BSD will be 4% of purchase price – 15,400

ABSD for citizen getting second property will be 7% and third property 10%. For PR, first property will be 5%, and 10% for subsequent property

Progressive Payment

Completion of doors, windows frame, electrical wiring, plumbing and plastering

5% of purchase price (55%)

Completion of carparks, roads, drains serving the project

5% of purchase price (60%)

Temporary Occupation Permit (TOP)

25% of purchase price (85%)

Certificate of Statutory Completion (CSC)

15% of purchase price (100%)
